The Buying Process
What's Involved and the Costs
As a foreign national, a company must be formed in order for you to buy land here in Bulgaria. You own the company therefore, you own the land. The company that you form does not have to be a working business .This will change when Bulgaria joins the E.U. in January 2007.

This does not apply if you are purchasing an apartment, as you will not be buying the land.

This may seem like a long-winded way of doing things but the process is very straightforward and of course, we will help you through the paper work of setting up your Bulgarian limited company.

We will help aid and support you through the whole buying process. You may wish to do this yourself (with our help) or we will register the company on your behalf through your power of attorney.

A company bank account must be opened and 5000bg lev deposited. This is the starting capital of your company and must stay in the account until the business has been registered, after which you may withdraw the funds. Most people seem to use these monies as part of the payment for their properties.

You are now in a position to buy land and property in Bulgaria, (that was not to hard was it).

The price you see for property on our web site includes all legal land and court fees but not our commission of €500 or the 5000lev to set up your company. Please allow an extra 4% of the purchase price to cover the above fees.

We will help you through the whole process of buying ensuring that all paper work is correct and legal.

A 15% deposit must be paid in order to reserve the property THIS IS NONE REFUNDABLE if YOU PULL OUT OF THE PURCHASE, which will normally be completed in about 60 days unless otherwise agreed by both parties, you may be asked to sign a preliminary contract to this effect.

Our commitment to you will not stop until you are happily settled into your holiday or permanent home. This includes project management of reforms total refurbishments or just getting your water on installing sky TV here in Bulgaria whatever your needs JUST ASK (but it will cost you a coffee and a chocolate biscuit).
